This Health & Safety Policy outlines our responsibilities, safety standards, and expectations for those using or working within our properties.

2.1 Allsquare Properties Responsibilities

We ensure:

  • All properties are structurally safe and well maintained
  • Fire safety measures are in place and regularly tested
  • Gas and electrical systems are inspected and certified
  • Emergency exits are clear and accessible
  • Properties are cleaned and maintained to a hygienic standard
  • Risks are assessed and corrective measures implemented
  • Guests receive instructions for safe use of the premises
  • Staff are trained in safety procedures and emergency response

2.2 Guest Responsibilities

We expect guests and residents to:

  • Follow safety instructions provided in the property
  • Use appliances and facilities responsibly
  • Report hazards, damage, or safety concerns promptly
  • Keep emergency exits unobstructed
  • Refrain from tampering with safety equipment
  • Maintain personal safety and secure their belongings

2.3 Contractor Responsibilities

All contractors working on our properties must:

  • Follow industry-standard safety guidelines
  • Use appropriate protective equipment
  • Comply with relevant regulations and our safety rules
  • Immediately report accidents or hazards
  • Ensure work areas are safe and tidy

 

  1. FIRE SAFETY

We maintain strict fire safety measures, including:

  • Smoke detectors installed in required areas
  • Fire alarms and extinguishers regularly tested
  • Clear fire evacuation routes
  • Emergency lighting where required
  • Fire safety signage available in all properties
  • Annual fire risk assessments
  • Providing guests with evacuation guidance

Guests must:

  • Familiarise themselves with fire exits
  • Never disable smoke detectors
  • Avoid leaving cooking unattended
  • Report faulty equipment immediately

 

  1. ELECTRICAL & GAS SAFETY

We ensure:

  • All electrical systems comply with relevant safety standards
  • Portable appliances are tested and safe to use
  • Gas appliances are serviced by certified engineers
  • Carbon monoxide detectors are installed where required

Guests must:

  • Use appliances as intended
  • Avoid overloading electrical sockets
  • Immediately report unusual smells, sounds, or faults

To ensure a healthy environment, we:

  • Clean and sanitise properties between stays
  • Maintain proper waste management procedures
  • Regularly check heating, ventilation, and water systems
  • Monitor for pests and take action where required

Guests must:

  • Keep the property reasonably tidy
  • Dispose of waste responsibly
  • Maintain adequate personal hygiene practices

 

  1. SECURITY & PERSONAL SAFETY

All properties include security measures such as:

  • Secure locks and access systems
  • Outdoor or communal area lighting
  • CCTV monitoring where applicable
  • Clear entry and exit instructions

Guests are responsible for:

  • Locking doors and windows when leaving
  • Not sharing access codes with unauthorised persons
  • Reporting suspicious activity

 

  1. RISK ASSESSMENTS

We conduct:

  • Regular safety inspections
  • Routine and ad-hoc risk assessments
  • Hazard identification and mitigation planning

Risk assessments cover:

  • Fire hazards
  • Structural integrity
  • Slips, trips, and falls
  • Electrical and gas systems
  • Water systems (including legionella checks)
  • Environmental hazards

 

  1. INCIDENT REPORTING & EMERGENCIES

Guests, staff, and contractors must immediately report:

  • Injuries or accidents
  • Fire alarms or smoke
  • Faulty equipment or appliances
  • Structural issues
  • Any concerns that could pose a risk

In an emergency:

  • Call emergency services (999/112 or local equivalent)
  • Follow the property’s evacuation instructions
  • Inform Allsquare Properties as soon as possible

We will:

  • Log all incidents
  • Investigate promptly
  • Take corrective action to prevent recurrence

Allsquare Properties ensures:

  • Staff are trained in safety procedures
