These Terms & Conditions (“Terms”) govern your use of Allsquare Properties’ services, website, and any accommodation, rentals, or property-related services we provide (“Services”). By booking, staying with us, or using our website, you agree to comply with and be bound by these Terms.

If you do not agree to these Terms, please do not use our Services.

  1. DEFINITIONS
  • “Allsquare Properties”, “we”, “us”, “our” – the provider of serviced accommodation or property rental services.
  • “Guest”, “you”, “your” – any individual or group using our Services or staying in our properties.
  • “Property” – any accommodation or space managed or owned by Allsquare Properties.
  • “Booking” – a confirmed reservation for accommodation or related services.
  1. BOOKINGS

2.1 Booking Requirements

To make a booking, you must:

  • Be at least 18 years old
  • Provide accurate identification and contact details
  • Agree to these Terms

2.2 Confirmation

A booking is confirmed only after:

  • Payment of any required deposit or full amount
  • Receipt of written confirmation from Allsquare Properties

2.3 False Information

Providing false or misleading information may result in:

  • Booking cancellation
  • Refusal of entry
  • Loss of any payments made
  1. PAYMENT TERMS

3.1 Payment Schedule

Payments must be made as outlined during the booking process. We may require:

  • Full payment upfront
  • Partial deposit + balance before arrival
  • Security/damage deposit

3.2 Accepted Payment Methods

We accept:

  • Credit/debit cards
  • Bank transfers
  • Approved online payment platforms

3.3 Non-Payment

Failure to pay within the required time may result in automatic cancellation.

  1. SECURITY & DAMAGE DEPOSIT

4.1 Deposit Requirement

Some bookings may require a refundable security deposit. This covers:

  • Damage to property
  • Lost keys or access devices
  • Excessive cleaning
  • Policy violations

4.2 Refund

Deposits are refunded within 7–14 working days after checkout, provided:

  • No damage is found
  • No breaches of Terms occur
  • No extra charges apply

Allsquare Properties reserves the right to make deductions if necessary.

  1. CANCELLATION & REFUNDS

Cancellation policies depend on your booking type and will be clearly stated before confirming your reservation.

5.1 Guest-Initiated Cancellation

Unless otherwise stated:

  • Flexible bookings: Full refund if cancelled within the free cancellation period
  • Standard bookings: Partial refund based on notice given
  • Non-refundable bookings: No refund

5.2 Allsquare-Initiated Cancellation

We may cancel a booking due to:

  • Safety issues
  • Maintenance emergencies
  • Violations of Terms
  • Fraud concerns

If we cancel, guests will receive:

  • A full refund, unless the cancellation is due to guest misconduct
  1. CHECK-IN & CHECK-OUT

6.1 Check-in Time

Standard check-in begins at [insert time] unless otherwise agreed.

6.2 Check-out Time

6.3 Early Check-In / Late Check-Out

  1. USE OF PROPERTY

7.1 Guest Responsibilities

Guests must:

  • Keep the property clean and tidy
  • Use appliances safely and correctly
  • Follow instructions provided
  • Report damage or faults immediately
  • Respect neighbours and noise policies

7.2 Prohibited Activities

The following are strictly prohibited:

  • Smoking indoors
  • Illegal activities
  • Parties or events without permission
  • Sub-letting or allowing unregistered guests
  • Tampering with security or fire equipment

Violations may result in eviction without refund.

  1. OCCUPANCY LIMITS

Each property has a maximum occupancy limit. Exceeding this limit may result in:

  • Additional charges
  • Immediate removal
  • Cancellation of booking
  1. LOSS, DAMAGE & LIABILITY

9.1 Guest Liability

Guests are responsible for:

  • Any damage caused during their stay
  • Loss of keys, fobs, or access cards
  • Costs resulting from misuse of the property

9.2 Allsquare Liability

We are not liable for:

  • Guest personal belongings
  • Injury caused by guest negligence
  • Disruptions caused by external factors (noise, neighbours, public works, etc.)
  • Temporary failure of utilities or services

We provide accommodation “as available” and do not guarantee uninterrupted access.

  1. HEALTH & SAFETY

Guests must:

  • Familiarise themselves with fire exits
  • Not disable smoke alarms
  • Follow posted safety rules
  • Report hazards immediately

Allsquare will:

  • Maintain safety equipment
  • Conduct periodic inspections
  • Manage risk assessments

  1. CLEANING & MAINTENANCE

11.1 Guest Responsibilities

Guests must:

  • Maintain reasonable cleanliness
  • Dispose of waste appropriately
  • Leave the property in a good condition

11.2 Our Responsibilities

We ensure:

  • Professional cleaning before each stay
  • Prompt response to maintenance issues
  • Periodic property inspections
  1. INTERNET USE

Internet access may be provided as a complimentary service. Guests must not:

  • Use the network for illegal downloads
  • Access unlawful or harmful content
  • Engage in hacking or malicious activity

Misuse may result in loss of access or eviction.

  1. PRIVACY

We collect and process personal data in accordance with our Privacy Policy.
By using our Services, you consent to the collection and use of your information as described therein.

  1. FORCE MAJEURE

Allsquare Properties is not liable for delays, cancellations, or disruptions caused by factors beyond our control, including:

  • Natural disasters
  • Power outages
  • Government restrictions
  • Strikes
  • Public health threats
  • Extreme weather
  1. TERMINATION

We reserve the right to terminate a stay or booking if:

  • Terms are violated
  • Fraudulent activity is suspected
  • Safety risks are present

No refunds will be issued if termination results from guest misconduct.
